Foreclosure

Foreclosures can be a great way to purchase your next property.  Contrary to what you might think ALL price ranges of homes are foreclosed on. 

A foreclosure means that the bank had to take back a property for a someone that couldn't afford it any more.  Once that happens the banks contact "Special Realtors" call "REO Agents" to help them sell their properties.

Short Sale

Short Sale has recently entered into the public conversation.  Newspaper and TV shows have been talking about Short Sales.  They have been around for many decades.  It just wasn't common knowledge.

What is a short sale?  It's where a bank will let someone sell their property (home, land, rentals, etc...) for less than what they owe on the property.  In other words the Bank "Shorts" the amount paid back to them to payoff the outstanding loan against the property.

Ashley has been handling short sales for many years.  The rules change all the time.  Experience has made her one of the best agents in the St Louis area for handling a short sale transaction.  Both agents are asked to speak to other realtors about how they do short sales.

Mortgage

Mortgages dictate what you can do as for as purchasing real estate goes.  While some people are able to purchase property with "Cash", most people will need to use a mortgage.  Understand we are not experts with mortgages and we do refer clients to mortgage brokers and bankers.  We do have knowledge of mortgages and what it means when purchasing your next property.

In our minds clients need to be informed on all the different mortgage programs that do exist.  Such as the First-Time-Home-Buyer program or FHA programs.

Mortgages have many terms that are used.  What we would like to do is educate you on the terms that are used so that when you are talking to a mortgage broker you aren't overwhelmed by the jargon.  Also there are many different types of loan structures that are available depending on your income, job history, veteran status, if you have owned before, what type of property, and of course your credit is most important.

Investors have one the best opportunities ever with today's market.  Banks and homeowners are in trouble and you can help.  Whether you are looking to buy fix and sell, buy hold, or anything in between, we have the knowledge and experience to make sure you are successful.
